How we help you buy property in Madrid

Buying a property involves much more than finding the right listing.

From defining your budget and deciding where to buy to finding the right property, negotiating the purchase, carrying out due diligence and completing at the notary, we guide you through the entire process.

You work with a small dedicated team, with each person taking responsibility for their area of expertise, while we coordinate the different professionals required along the way.

How does the buyer’s agent process work?

Before we start searching, we take the time to understand what you are looking for, your priorities, budget and plans for the property.

Together, we’ll assess what is realistic within the current Madrid market and discuss areas and neighborhoods, prices, financing and any other factors that may influence your purchase.

If you need a mortgage, we can also put you in touch with trusted mortgage specialists and banking contacts so that your financing is clear before the search begins.

Once we have defined a realistic search strategy and agreed on the scope of our service, we’re ready to start looking.

Matthew takes the lead during the active search and becomes your main point of contact for the properties we consider.

He searches the market continuously, both online and through our network of agents, owners and other contacts, including off-market opportunities that may not be publicly advertised.

Rather than simply sending you listings, he filters the available properties against your criteria, contacts agents and owners to obtain additional information and personally carries out the initial viewings on your behalf.

For properties worth considering, you’ll receive detailed reports, photographs and video tours, so you can make informed decisions about which ones deserve your attention — even if you’re not in Madrid.

Because we work exclusively for you, the buyer, our objective is to obtain the best possible purchase conditions for you.

We assess the property’s market value, discuss the negotiation strategy with you and negotiate with the seller or their agent, aiming for the lowest price reasonably achievable.

And negotiation isn’t only about price. We also negotiate the conditions and contractual terms of the purchase, including deadlines and other clauses that may be important to protect your interests.

Once the main terms of the purchase have been agreed, we investigate the property thoroughly before you proceed.

Due diligence includes the legal status of the property, Property Registry and Cadaster information, debts and charges, the homeowners’ association and building, planning or technical issues, and any other circumstances that could affect your purchase.

We coordinate the appropriate independent lawyer and qualified technical professional as part of our service, so you don’t have to find and manage these professionals separately.

We also coordinate the preparation and review of the arras contract and other purchase documentation, making sure that the agreed terms and the necessary protections are properly reflected before you sign.

We coordinate everything required to take the purchase from the arras contract through to completion: documentation, communication with the different parties, preparation for the notary and the practical and administrative steps surrounding the purchase.

We remain by your side through closing at the notary and the immediate post-purchase process, so you’re not left to navigate the final steps alone.

And if your new property needs work, our support doesn’t necessarily end when you receive the keys.

As a separate, optional service after the purchase, Daniel can help you assess renovation options and costs, find trusted contractors and support you throughout the works.

What does a complete service typically cost?

For our complete buyer’s agent service, fees typically range from:

  • €15,000–€20,000 + VAT for a home purchase.
  • €12,000–€15,000 + VAT for an investment purchase.

Every project is different, so the exact fee may vary depending on your requirements, but these ranges give you a realistic idea of what to expect.

A fixed fee — never a percentage

At Property Buyers, we never charge a percentage of the purchase price.

We work exclusively for you, the buyer, and charge a fixed fee agreed in advance.

Our fees depend primarily on the scope and complexity of the search and the services included, rather than simply on how much you spend on the property.

Your overall purchasing budget

Before we start the search, we’ll help you establish a realistic all-in purchasing budget that takes into account the property price, taxes and purchasing costs, our fees and, where relevant, an allowance for renovation.

This means we search from the outset for properties that genuinely fit your finances — rather than finding the perfect property only to discover that the total cost takes you over budget.

Hiring a buyer’s agent doesn’t mean increasing your budget — it means using your budget more effectively.
