I help you to assess your needs and financial possibilities, and translate them to the current situation in the real estate market. I help you to evaluate neighbourhoods, prices and financing options. I help you to understand the purchasing process, so you don’t make any wrong moves.

Finding financing

Together we’ll analyse the best way to optimize the purchase, and evaluate different financing options. If you need a mortgage, I’ll look for the best conditions, which will often not be the ones offered by your current bank.

Filtering and viewing

I search for and locate the ideal property from you, from 100% of the offer. I preview and cull out only the ones that are really a good match. I have access to off-market properties, that are not published anywhere, thanks to my network of contacts.

Due diligence

To help you buy safely and with peace of mind. Technical validation: technical report by an architect, revision of ITE and urban planning. Legal validation: charges, unpaid taxes, preferential acquisition rights, etc. Social validation: composition, finances and Statutes of the community of owners.

Negotiation

This is one of the key points. If you don’t have a huge experience with home prices in your area, it can be difficult to know whether the asking price is above market value, and by how much. I help you determine the objective value of the property you are interested in, and negotiate so that you pay the lowest price possible.

Closing and paperwork

I prepare or review the legal documents (deposit, deeds), accompany you to all meetings and signings, and help with all the bureaucratic procedures such as taxes, registration, etc. After signing, I help you change utilities’ contracts to your name.
